Corporate Strategy 2025-2030
At Portafolio Inmobiliario, we have adopted double materialidad as the foundation of our 2025-2030 strategy, integrating economic results with environmental, social, and governance (ESG) criteria in a balanced manner. This approach allows us to better evaluate our impacts, risks, and opportunities, strengthening decision-making, transparency, and accountability, in line with our purpose of driving development by transforming our cities.

Eco-efficiency: Reduce water consumption by 20% and energy consumption by 10%; cut landfill waste by 60%.
Biodiversity: Achieve zero net nature loss by preserving and restoring ecosystems in our areas of influence.

Notes
Training in Biodiversity Management: Building with Awareness
Our construction, remodeling, and after-sales teams participated in a workshop led by CEGESTI — a national sustainability expert — to learn how to integrate biodiversity criteria into every stage of a project. This first step helps us identify and reduce impacts from the very beginning, making decisions that contribute to ecosystem regeneration and align with our corporate strategy.

In 2025, Avenida Escazú Earned the Ecological Blue Flag in the Special Events Category
The Asidown Race, held at Avenida Escazú, became the first Portafolio Inmobiliario event to receive the Ecological Blue Flag in the Special Events category.
This achievement was made possible through the joint efforts of the sustainability unit, events and marketing teams, and the Asidown organization. Notably, 88% of event waste was recovered, and 80 people were trained in good environmental management practices for events.

300 Avenida Escazú: Pioneers in Environmental Analysis in Construction
As part of our commitment to reducing environmental impacts, we conducted a Life Cycle Assessment (LCA) for the AE300 building at Avenida Escazú, making it the first project in the country to apply this methodology under the Buildings Product Category Rules of the International EPD System.
Unlike typical LCAs — which rely on projections — this analysis measured actual quantities of materials, water, energy and waste.
The study covered the entire chain: from material extraction and production to transportation, construction and waste management, using data collected over 20 months in partnership with Volio & Trejos and LACIVEC.

Site Visits to Partner Companies to Foster Innovation
We carry out technical visits to partner companies to strengthen knowledge and provide real tools for making more conscious, efficient, and sustainable operational decisions in our projects.
The most recent was to Walmart's Hortifruti plant, where we learned about its biodigestor — a solution that processes organic waste on-site, lowers costs, and produces biogas and liquid fertilizer. We also visited Ecoreciclaje, the waste manager for several of our projects, to gain deeper insight into the technical challenges and financial challenges of various treatment models.
