The corporate building 201 at Aleste achieves LEED Gold certification

Aleste, a mixed-use project developed by Portafolio Inmobiliario, is proud to announce that its corporate building 201 has been awarded the prestigious LEED Gold certification in the category of Design and Construction of New Buildings (BD+C) Core and Shell v4. This distinction highlights Aleste's continued commitment to sustainability and excellence in design and construction.

In this way, Portafolio Inmobiliario adds a total of 11 LEED certifications for its buildings, consolidating its position as a leader in sustainable development in the country. This achievement is part of the results of the implementation of its solid sustainability strategy in all its projects.

"This is the result of a multidisciplinary team working to contribute to the vision of the Aleste project, which consists of contributing to the development of a walkable, inclusive, green, and safe city where people can enjoy their public life, engage in cultural and recreational activities, and actively participate in creating community," said Federico Baltodano, Project Director at Portafolio Inmobiliario.

The Corporate Building 201 in Aleste has achieved this milestone thanks to a series of sustainable practices and features highlighted in the certification report, including:

Open spaces for public use: The heart of the Aleste project, where building 201 is located, is a 2.5-hectare park intended for public use. This park features a natural amphitheater, walking areas, a playground, and recreational areas.

Energy efficiency: The project achieved an 18.8% energy savings by implementing strategies such as installing insulation in walls and roofs, installing low solar gain glass (SHGC) to reduce heat entering the building, LED lighting, efficient air conditioning, and solar panel installation.

Water consumption savings: The implementation of drip irrigation systems and the selection of low-consumption water fixtures allowed for significant water savings. The results are an 80% savings in irrigation water through the use of native plants and efficient irrigation systems, and a 50% savings in internal water use through the use of efficient fixtures.

Comprehensive waste management during the construction phase: 77% of the waste generated during the construction of building 201 Aleste was diverted from landfills.

Additionally, other sustainable construction tactics were applied, such as the use of reflective materials on roofs and pavements to mitigate the heat island effect, the establishment of a dedicated space and waste valorization program, preferential parking and free charging stations for electric vehicles, parking and showers for cyclists, establishment of guidelines to help tenants of the property reduce their environmental impact, and the use of materials that improve indoor air quality.

"This achievement reflects Aleste's and Portafolio Inmobiliario's continued commitment to environmental sustainability, innovation in design, and the creation of spaces that promote community well-being and the environment," concluded Baltodano.

The consulting companies involved in the development of building 201 were: Zurcher Architects, IECA International, Johnson Controls, Urbanizadora La Laguna, Green Plan, and Sphera Sostenible.
