Portafolio Inmobiliario, the firm that owns Aleste, describes the concept behind the project as a “city” that encompasses commercial, corporate, residential and entertainment areas. As of August 24, $30 million had been invested in the development, the real estate company confirmed.

With the opening of the offices, Portafolio Inmobiliario already hosts eight companies, where health or real estate firms stand out, for example. In the corporate stage, the project offers a variety of spaces, from 120 square meters (m²) to full floors of 2,000 m².

The first stage of construction of Aleste was the residential project under the name Nueve84. Next, in the second phase, a 11,500 m² corporate building was built with capacity for 250 parking spaces, commercial premises, restaurants and entertainment spaces.

According to Baltodano, Nueve84, part of Aleste, is made up of two apartment towers. Tower B is completely sold and occupied, while Tower A, with 84 apartments in total, has managed to sell 70% of its units.

Aleste's commercial offering includes brands such as Old Navy, Women'Secret, Cortefiel, Crate & Barrel, Banana Republic and Joyería Müller JG.

In its gastronomic complex, the project has five restaurants in operation: Alebrijes and Kalakas, Outback Steakhouse, Olive Garden, Starbucks and Heladería Moyo. In addition, for the rest of 2023, more commercial openings are expected, among which a branch of Banco Promerica, GNC, Nación Sushi and PF Chang's stand out.


Looking ahead, in addition to the construction of the second residential and hospital project, Aleste plans to add an additional 10,000 m² of corporate space by 2025.

Aleste began operations in November 2022 with an initial investment that exceeded $15 million by the company Portafolio Inmobiliario. At the time, it was mentioned that the development, located opposite the SEK International School, would have the potential to generate 1,500 jobs.

The project also offers Senderos Aleste, an area open to the public that has more than 10 kilometers of hiking and cycling trails. It also includes a 2.5 hectare park with a natural amphitheater, a nursery of native trees and plants, and the Roberto “Beto” Fernández Sports Center, where the sports center that Saprissa uses is located under a rental contract with Aleste. .
